Exchange Court, Bradford

 

City of Bradford Metropolitan District Council (CBMDC) intends to redevelop the Exchange Court site in Bradford City Centre, creating a mixed use commercial / residential scheme.

The site is located within the Bradford City Centre Growth Zone which covers the retail core of the city centre, the Broadway Shopping Centre (developed by Westfield) , and a wider area which provides a mix of development and commercial opportunities and forms one of Leeds City Region's 'Big Six' investment opportunities.

 

The Opportunities

The Exchange Court site, which is owned by CBMDC, provides an excellent development opportunity for a mixed use commercial/ residential scheme.

The site is relatively level however it is bounded on Vicar Lane by a retaining wall ranging in height from approximately 7m to 2m. Likewise Bridge Street forms a retaining embankment with the site ranging from 7m to approximately 1.5m.

It is envisaged that the site could create mixed use development and by using the natural contours of the site it is possible to step up the buildings in height from the existing paved Exchange Square to the pinnacle of the site at the junction of Bridge Street and Vicar Lane. The buildings could provide in excess of 60,000sq.ft. of commercial/B1 accommodation on the lower floors with circa 100 apartments on the upper storeys, ideal for people seeking City Centre living experience.

It also offers an exciting proposition for potential occupiers, as due to its location within the City Centre Growth Zone, businesses can potentially access a menu of benefits and support including:

The site is bounded by Vicar Lane to the east, Bridge Street to the south, the existing Crown Court buildings to the north and a pedestrianised area leading to Drake Street to the west. It is adjacent to Bradford Interchange, neighboured by the Braodway Shooping Centre, the Great Victoria Hotel and the Leisure Exchange and a 2 minute walk from the multi award winning City Park.
